Interest High in Yorkshire’s only Speculative Commercial Property Build in Hull

Within days of its completion, property developers Wykeland have reported a steady flow of enquiries from across the UK for space in their latest commercial property developmentat Melton West Business Park, near Hull – the only speculative commercial property currently available in Yorkshire.

The ‘flexi-built’ unit is the latest to be built on the popular business park near Hull with contractors just adding the finishing touches to the 50,580 sq ft development. The commercial property is set in 2.7 acres of land ten miles west of Hull and with good access to transport routes.

The commercial property was built by Hull-based company, Havercroft Construction. Grant Bailey of Havercroft expressed his pleasure with winning the contract: ‘It’s been a difficult period for the construction industry and projects such as this not only have an impact on the jobs we create but have a knock on benefit to other sub-contractors and suppliers in the area.’

The business park itself is already home to a significant number of Yorkshire’s leading firms, including Heron Foods and House of Townend. Additionally, Allam Marine have just announced a £4 million commercial property development next to their existing unit on the site and even more recently Hull-based shower accessory manufacturer Kohler Mira has agreed on an investment of £6m in a new state-of-the-art commercial property at Melton.

Wykeland’s Asset Manager Rob Richardson explains that because the commercial property is a speculative unit it has been designed so that its floor slab and office space can be completed at a later date and in a manner that fits the end user’s business needs.

‘This is the only speculatively built commercial unit of its size in Yorkshire currently available and what has made it even more attractive is the flexible nature of the design and construction … We delivered an industrial building in a similar fashion at our Europarc Business Park in Grimsby and which proved very successful. This flexibility will provide a growing company that is making a long-term commitment and investment the ability to bespoke the facility for its own use.’

The commercial property in Hull has already attracted some interest with positive enquiries from Yorkshire-based businesses and from companies further afield.

The building project began in early 2008 when Wykeland commenced the road, drainage and services infrastructure at Melton West, Hull. The company has since succeeded in developing in excess of 500,000 sq ft of commercial property space in incredibly tough economic circumstances for Hull and the rest of the country. It is set to be one of the North’s prime business locations with the quality of the development and its location near to motorways, offering excellent access, setting it apart from other commercial property in Hull and elsewhere.

Driffield company Dodds Solar were commissioned by Wykeland to install over 500 solar panels on the unit. The solar panels will help the commercial property to generate 92,632 kWh of electricity a year, thereby allowing the owners to offset a substantial amount – over 50 tonnes – of CO2 per year.
