Muse names Cheadle Royal agents

Urban regeneration specialist, Muse Developments, has named two commercial agents to handle its Cheadle Royal Business Park. Canning O’Neill and Cushman & Wakefield will now act as letting agents for the south Manchester estate.

The complex — close to Junction 2 of the M60 motorway and just minutes from Manchester Airport — was originally granted planning consent for 783,000 sq ft of office and leisure space on a design and build basis. Since the early 1990s, Muse has completed 635,000 sq ft and is preparing to deliver the final two projects on the 67-acre site.

Lakeside 4000 will accommodate office buildings between 20,000 and 100,000 sq ft and Oakfield Four will offer Grade A space from 6,500 to 25,000 sq ft. All the buildings will have generous on-site car parking.

“The first few phases at Oakfield have proved to be very popular with owner-occupiers,” said Greg Ball, a development surveyor at Muse.

“Our focus now is turning to securing pre-lets, which has been boosted by Miele’s commitment to build an 8,000 sq ft demonstration centre at Cheadle Royal.”

The business park is already home to several high profile office occupiers including Balfour Beatty, Jarden Corporation, Hewlett Packard high-tech spin-off Agilent Technologies, flash drive maker Micron, and the world’s largest brick producer Wienerberger.

Cheadle Royal also offers tenant employees a range of on-site amenities such the David Lloyd Racquet & Fitness Centre, TGI Fridays restaurant and bar, Travel Inn Hotel and Kids Allowed Day Nursery. John Lewis & Sainsburys both have outlets nearby.

Commenting on his agency’s appointment, Conrad O’Neill, a director at Canning O’Neill, described Cheadle Royal as an “exemplar business park” in terms of the quality of its offer and location.

“The supply of Grade A offices in south Manchester is already very tight, and with no buildings currently under construction on business parks, occupiers that are in search of high-quality space will have no alternative but to look at design and build opportunities.

“Muse Developments has an excellent track record in delivery and, at Cheadle Royal, it can deliver ‘made to order’ offices either to let or for sale.”

Elsewhere in South Manchester, Muse is developing the second phase of the mixed-use Stockport Exchange scheme. The town centre project’s centrepiece is a 50,000 sq ft speculative office block scheduled for an autumn 2016 completion.
