Steward Building sets E1 Rent Record

Global property manager, TIAA Henderson Real Estate, has signed its first tenant at its landmark Steward Building in Spitalfields — setting a new record rent for the capital’s E1 district.

Cognolink, a primary research provider that connects investors and businesses to critical intelligence, has taken the top three floors of the 57,000 sq ft building at a rent of £70.00 per sq ft. The three remaining office floors of 9,600 sq ft each are still available to lease.

Designed by award winning architect Allford Hall, Monaghan Morris, the Steward Building is owned by Henderson subsidiary TH Real Estate’s Central London Office Fund. Launched earlier this year, the 48,249 sq ft of office space is arranged over six floors. “The two highest floors also come with their own dedicated roof terraces, providing fantastic views over Spitalfields Market to the north and the City to the south,” says the building’s website.

“The reception has been designed to provide a balance between the contemporary feeling of the building’s immediate environment and a traditional City office building,” it adds.  “This area will feature exposed Peterson brickwork which will form a feature wall, Dinesen timber flooring and floor to ceiling glazing.”

The ground floor retail units — which also attracted record breaking rents — have already been let to American women’s clothing retailer Anthropologie, fashion store COS and Hotel Chocolat.

In striking contrast to the neighbouring offices, one journalist has described the Steward Buildings as being: “Set between two very different streetscapes, with the new building acting as a transition between the generosity of Bishops Square and the fine urban grain of the surrounding Artillery Passage Conservation Area.
