The approved plans show a connecting hall and stairs (not yet constructed) between the two buildings so as to unite the existing residential

Ravens Creek occupies a slightly elevated position within the Newlands Valley approximately 4 miles from Keswick. With the backdrop of the steeply
rising fell sides to Barrow and Causey Pike, the property enjoys wonderful 180o views to the north, east and south. Despite the location, the generous
site is divided into two relatively level areas. To the south side of the site the land does drop steeply to the fast flowing Stoneycroft Gill, a section of which
is included within the property.
Directions
From Keswick take the A66 in a westerly direction towards Cockermouth. Turn left signposted Braithwaite and after a short distance beyond the
campsite on your left, take the left hand fork. At the crossroad turn left over the river bridge and after approximately 1 mile the access to Ravens Creek can
be found on the left hand side just past the property known as Stoneycroft, and just before the attractive stone bridge which crosses Stoneycroft Gill.
Planning Permission
Planning Permission was granted in June 2011 for a ?mixed use development comprising dwelling, artist?"s studio and workshop? (planning reference
number 7/2011/2007). A condition attached to that Permission states that, amongst other things, the development permitted shall ?comprise a single
planning unit and shall not be used for any other purpose than as stated above. Retail sales are expressly excluded. Interested parties will therefore
need to satisfy themselves through their own enquiries of The Lake District National Park Planning Department as to whether their own particular
proposals will comply with the existing consent, or whether a planning application for amendments to the stated usage will be required.
It should also be noted that a condition of the Planning Consent is that the roof of the main house should be covered in local natural green slates (at
present this roof is covered in coloured profile steel sheeting ready for slate overlay).
