mile south of the city centre, on the eastern fringes of the Marsh Barton Trading Estate. Vulcan Estate

The Estate benefits from mains electricity, gas and water supplies. The purpose built offices are centrally
heated, and have ample power sockets, BT sockets and broadband is available to the Estate.
Security:
The yard benefits from palisade fencing around the entire perimeter, and the Estate is CCTV monitored

Business Rates:
The Valuation Office Agency website indicates that some of the premises are currently assessed together
for rating purposes. The premises may need to reassessed depending on the amount of accommodation
taken; however, the rateable value should remain at an affordable level and generally well below those

Lease Terms:
The premises are available on flexible lease terms with repairing obligations which reflect the condition

Rent:
