Location
The town of Sittingbourne is situated in North Kent just south of The Swale approximately 46 miles to the south east of central London within the Thames Gateway, Europe?s largest regeneration area. Kemsley Park is located to the north west of Sittingbourne town centre close to the upgraded A249 dual carriageway which links the Port of Sheerness 7 miles to the north with the M2 (J5) and the M20 (J7) 4 and 8 miles to the south respectively. It is a strategic location approximately halfway between the Channel Ports and the M25 motorway which also enjoys unrivalled access to the important Port of Sheerness.
Sittingbourne National Rail Station located 2 miles south of Kemsley Park provides a rail link to London Victoria Station stopping en route at the Medway towns with
a journey time of about one hour. Sittingbourne is located approximately 23 miles west of the new Ebbsfleet International Station and 21 miles north of Ashford
International Station both providing very fast and regular train services into London St Pancras in 17 minutes and 37 minutes respectively. A new road scheme linking the A249 dual carriageway with the centre of Sittingbourne, known as the Northern Relief Road and running along Swale
Way immediately to the south of Kemsley Park, will be completed by the end of 2011. This road links the A249 with the Eurolink industrial area in the centre of
Sittingbourne and will be the primary route for commercial traffic in and out of the town centre.

Kemsley Park is part of Kemsley Fields Business Park, an established and expanding commercial district just to the north west of the town of Sittingbourne. Immediately adjacent to the north of Kemsley Park is the newly opened 920,000 sq.ft. Morrisons regional distribution centre; also
located in the vicinity are the international dry wall company Knauf and the Kemsley Paper Mill operated by D S Smith plc?s UK paper division St Regis. Swale Borough Council have granted detailed planning permission at Kemsley Park for an estate of nine separate modern industrial/warehouse units of various sizes ranging between 7,000 sq.ft. and 47,000 sq.ft. Each unit is planned on a self-contained secure site and will benefit from
a deeper than usual loading yard as well as generous parking allocation at 1 space per 640 sq.ft. The units will feature clear heights to underside of haunch ranging from 7m up to 10m. Each unit also has ancillary office accommodation planned on the ground and first floors.
The planning consent granted allows uses falling within Use Classes B1, B2 and B8 thus allowing a wide range of light industrial/general industrial and arehouse/distribution uses. As well as offering the opportunity to lease or buy the units for which planning permission has been granted, individual plots of land with the benefit of outline planning consent for industrial/
