The property is located on the north side of Blackbrook Road
(A58) in the Blackbrook area of St. Helens. The A58 connects
the property to the A580 East Lancashire Road and the M6
motorway approximately 1.0 mile (1.6 kilometers) and 3.0 miles
(4.8 kilometers) to the north respectively, and to St Helens Town
Centre approximately 1.3 miles (2.1 kilometers) to the south-west.
The A58 is the main arterial route linking the A58 East Lancashire
Road with St Helens Town Centre.
DESCRIPTION
The subject property is irregular in shape with a garden to the
front and an area of hard-standing to the rear where the former
Blackbrook House was situated prior to demolition. The property
has its own access road from Blackbrook Road along the eastern
boundary. The site is bounded by the access road to the north and
east and St Catherine's Centre for Girls and Blackbrook Road to
the south and west. The property extends to approximately 0.81 hectares (2.0 acres)
TOWN PLANNING
The local area is predominantly residential in character and the
property is adjacent to Sankey Valley parkland. It is the opinion
of St Helens Council that the site has potential for a number of
different types of development including institutional, residential or offices. The site is allocated as an educational/recreational facility
in the St Helens Unitary Development Plan (UDP). The site is
protected from further development by Policy ENV1, "Protection
of Open Space" in the UDP. This means that any part of the site
not already built on is protected from further developments in a
similar manner to a school playing field.
We estimate that the former developed area, including car parking
and service road, equates to approximately 50% of the total site.
