Property description
The Dining Rooms, or The National School as it was formerly known, was created in 1841 by James Vaughan of Beatrice Street, to plans drawn by the local pioneer Thomas Penson Jnr. The school opened in 1841 and first catered for infant and junior children with integral accommodation for the headmaster.
In around 1932 Kempthorne House was constructed to the north of the main school to form further classrooms and facilities for pupils. The school finally closed in 1985 and lay dormant for nearly 8 years before it was purchased by the current owners, opening in December that year as The Walls restaurant. The business has enjoyed an enviable reputation over the years and was only recently closed due to the vendors retirement from the catering business to pursue other interests. The property provides the opportunity to purchase a commercial property with extensive on site car parking that would suit a wide range of commercial and leisure based uses, subject to the receipt of any relevant statutory consents. The property would also lend itself to a high quality residential development. The subject property arguably offers the most prestigious residential development opportunity to be available within the town of Oswestry for a number of years.
The site area of approximately 0.75 acres (0.30 hectares) together with the significant level of on site car parking that is available has meant that It has been possible for Messrs Arroll and Snell to prepare a detailed design statement to accompany a pre application for the conversion of the existing structure (with some modifications) to provide a 7 unit residential scheme and the construction of further new build residential units within the car park. A copy of the Pre Application and detailed scaled drawings are available upon request from the selling agents. At the time of the preparation of these particulars the pre- application had been submitted for the consideration of the local planning authority. The selling agents will be able to provide updates on progress made in respect of the same.
The property provides a mainly single storey structure with small two storey sections to parts of the property. There is a basement area that is accessed from the external car parking area. The property benefits from two existing vehicular access points being from Brynhafod Road and
Park Avenue.
The current property is arranged to provide a Total Gross Internal Floor area of approximately 6781 ft sq (630 m sq). The majority of the accommodation is arranged over the ground floor with two small sections of first floor accommodation. The accommodation internally benefits from some fantastic features representing its age and the site sits within a Conservation Area. Plans of the existing floor layout have been incorporated within the sales particulars and further plans can be provided from the selling agents upon request. The accommodation would lend itself to a wide range of commercial uses and leisure based uses, subject to the receipt of the relevant statutory consents.
The former property is built in the gothic style, constructed of loosely coursed limestone, (most likely from a local quarry), with dressed quoins and surrounds to windows and doors along with decorative finials and chimney stacks.
This is an outstanding opportunity to purchase a fine early Victorian building in one of the best locations in Oswestry.
It has a green space aspect on two sides, overlooking Cae Glas Park and Brynhafod Fields. It is around 300 metres to the town centre. The building has character, scale and many original features. There are stone mullioned windows, exposed brick walls and huge roof trusses. There are three impressive fireplaces.
There is little doubt that with skilful conversion, the new dwellings will be spectacular and highly sought after.
