The site is situated on the A379, here known as Bridge
Road, close to the Countesswear Roundabout around 2
miles south-east of Exeter city centre. It is around 1.5
miles to Junction 30 of the M5 via the A379, and Exeter
Golf & Country Club, Rydon Lane Retail Park and Pynes
Hill Office Campus are all around ? mile away. The site is
surrounded to side and rear by playing fields.

Description
The site has been used for the maintenance of commercial
vehicles and comprises a brick-built depot with loading
door access from a sloping forecourt off the main road,
plus a further basic store, set on a site of around 0.6 acres
(0.24 hectares). The rear yard area is almost level and is
unsurfaced except for the concrete floors of buildings
which have been removed.
The yard could be secured with palisade fencing or the
main road frontage could be opened up for display
purposes.
The main building is a 1940?s brock-built workshop with
three large loading doors to the front (3.6m wide, 6.0m
tall), clear internal height of 3.83m, fluorescent lighting
and single-phase electric connection. The separate storage
building provides low-height and basic storage.
The site has mains electricity, water and drainage, and
mains gas is available in the location but is not connected.

Terms
