Property description
FOR SALE or TO LET
Location
The subject property occupies a prominent corner position at the junction with Curzon Street and Foreman Street on the south-west side of Derby’s city centre.
Curzon Street is located immediately off the inner ring road at the junction with Curzon Street, Stafford Street, Uttoxeter New Road and Lara Croft Way.
The Property
The subject premises comprise a prominent corner site, with frontage to both Curzon Street and Foreman Street, and incorporates two, two storey buildings together with parking for approximately 3 cars.
The principal, former office, building is believed to be of traditional cavity brick construction, rendered at ground floor level, beneath a pitched and tile clad roof. Windows are of single glazed softwood casements and the building can be accessed either by way of a personnel door from Curzon Street or via the tarmacadam surfaced yard/parking area.
The second building, comprising ground floor stores and first floor offices, is of rendered brick and block construction beneath a mono-pitched and steel profile clad roof. There is a personnel door from Foreman Street and a set of double timber doors providing access to and from the yard area.
Both buildings have a gas fired central heating system installed.
The owner of the premises has undertaken certain works of refurbishment which will be completed prior to the commencement of any lease.
Works include, but are not limited to the following:
• Redecoration throughout the interior of both buildings
• Repainting of the external render to both buildings
• New UPVc double glazed windows to both
• An overhaul of the gas boiler and central heating system
• Some carpets replaced with carpet tiles
Accommodation
From measurements recorded during our inspection of the premises, we calculate the Net Internal Area (NIA) as follows:

First Floor: Offices 278 sq ft (25.73 sq m)
Building Two:
Ground Floor: Stores 499 sq ft (46.36 sq m)
First Floor: Offices 438 sq ft (40.96 sq m)
TOTAL: 1,395 SQ FT (130 SQ M)
SITE AREA: 180 SQ M (or thereabouts)
Please note that these quoted areas are provided for information purposes only and prospective occupiers are advised to undertake their own measurements of the property.
Services
We believe all mains services are available and connected. We have not tested any of the services.
Please note that any air conditioning units within ’Building 2’, are no longer functional.
Planning & Use
Having carried out a planning application search on the Derby City Council website, we note that the last recorded application was for a ‘change of use from a spa to office use (class A2)’ - Application Ref: 03/06/00502/.
Planning permission was granted under a Decision Notice dated 21st March 2006.
We have not entered into any discussions with the Local Planning Authority but, given the predominant residential use of surrounding properties, we are of the opinion, that subject to planning obtaining the requisite planning consent, the site would be suitable for a residential re-development scheme.
Interested parties should make their own enquiries of Derby City Council Planning Department in order to satisfy themselves of the current planning status and also to establish whether planning consent will be required for their proposed use of the premises or in respect of any potential re-development.
Non Domestic Rates
Utilizing the Valuation Office website we have determined that the premises are assessed for Non Domestic Rates as follows:
