You are eligible for small business rate relief if the both of the following provisions are satisfied:
• your property’s rateable value is less than £12,000 (£15,000 from April 2017)
• your business only uses one property - you may still be able to get relief if you use more
From 1 April 2017 you won’t pay business rates on a property with a rateable value of £12,000 or less.
For properties with a rateable value of £12,001 to £15,000, the rate of relief will go down gradually from 100% to 0%.
Interested parties are advised to contact Derby City Council Non Domestic Rates Dept. directly in order to confirm the actual rates liability.
If you use more than one property
When you get a second property, you’ll keep getting any existing relief on your main property for 12 months.
You can still get small business rate relief on your main property after this if both the following apply:
• none of your other properties have a rateable value above £2,600 (£2,900 from April 2017)
• the total rateable value of all your properties is less than £20,000 (£28,000 in London)

Town & Country Planning
We believe that the premises have the benefit of existing planning consent for light industrial and warehouse use.
However, interested parties should make their own enquiries of derby City Council Planning Department to verify that this is the current position and to determine whether planning consent is required for their proposed use.
Energy Performance Certificate
A copy of the Energy Performance Certificate is available on application.
The premises are available to let by way of a new lease for a term to be agreed but for a minimum term of 3 years.
The lease will be drawn on a full repairing & insuring basis such that the tenant/occupier will be fully responsible for maintaining the property in good decoration and repair, internally and externally.
The tenant/occupier will also be required to reimburse the landlord the cost of insuring the building on an annual basis.
Maintenance of the Common yard
The maintenance of the common yard, parking areas and drains will be the joint responsibility of all of the occupiers in the courtyard on a proportional cost basis.
Value Added Tax (VAT)
VAT is not currently payable on the rent.
The landlord reserves the right to waive the exemption to charge VAT in the future.
Each party to the transaction will bear their own legal costs.
