Cambuslang is arguably the prime industrial location within Greater Glasgow area due to its position on the East side of the city and ease of access to the M74 and the Baillieston Interchange which is the hub for the Scottish Motorway Network.
The facility sits adjacent to a Greggs Food production factory and the Headquarters of Strathclyde Fire and Rescue.

The property has served as a chicken processing and food production facility dating from the 1960s with periodic expansion and new build over the years. The space is generally fitted out for food production and is compliant with current regulations.
The asset is in two main elements, namely a car park with a small office/ canteen building sitting on 1.6 acres and the main production facility on the other side of the road where the original buildings have been extended on a site of 4 acres.
The floors generally comprise insitu cast concrete, finished with a resin coating within the food preparation areas and a mixture of vinyl tiles and carpeting to the other ancillary welfare and office accommodation.
The 1990s and 2013 buildings generally feature profiled clad walls and roof incorporating roof lights at strategic locations and these are supported off a steel portal frame. The 1990s property generally houses the plant and the sluice drainage which serves the whole premises and food production areas.
Internally the finishes are predominantly a mixture of composite hygienic wall and ceiling cladding panels within the food production areas. The flooring within the production areas are homogenous resin coated with upstand details and drain to internal stainless steel channels at strategic locations which in turn feed to the sluice, which separates the food and grease before the drainage water is released the main sewers.
The majority of the internal space is temperature controlled in association with the food preparation systems and blast cooling plant associated with food production. There are external ammonia tanks serving the internal blast cooling plant.
Welfare accommodation is provided at several places around the site. These provide staff lockers and showers, a canteen and toilets.
The site is generally level throughout, although a number of ramps have been formed externally, where necessary. The external area also incorporates a ramp for HGV trailers to be reversed and loaded from the premises.
The external areas around the main food production facility generally comprise a mixture of tarmacadam circulation roads; concrete hard standings with some limited landscaped and gravel chipped areas around the new 2013 extension.
The site also features temporary storage accommodation, silos for storage of ingredients and large scale plant and equipment associate with the food production facility. the site is bound by a galvanised palisade fence, incorporating vehicle access gates and a secure pedestrian access gate with electronic card reader.
The car park site has generally been formed using a mixture of concrete and Type 1 aggregate.
