Property description
Village Centre Re-Development Opportunity
Crookham, Cornhill-on-Tweed, Northumberland. TD12 4SY
A village Church constructed partially from reclaimed stone from the original Church which stood in its place from 1745 to 1932. This presents an increasingly rare village centre development opportunity for conversion to form a unique residence.
Offers over £75,000 are invited
Location
The former United Reformed Church is situated towards the west of Crookham Village. Crookham is a relatively small village located just to the southwest of the River Till within Northumberland, around 5 miles east of Coldstream, 8.5 miles northwest of Wooler. There are records of a settlement at this location as far back as 1244 when referred to as ‘Crucum’. The village name is derived from the Old English for ‘Settlement at the Bend’ (of the River Till). The poet Robert Story was educated for some time at Crookham.
Crookham benefits from links to the national roads network via the A697 which passes to the west of the village. Facilities within the village include a Village Hall and the Bluebell Inn with Restaurant and Bar. The Village Hall provides seating and tables with a capacity for approximately 70 and is understood to have recently been upgraded.
Crookham is part of the Ford Parish, which is reported to have had a population of just 493 at the 2011 UK Census. The nearby village of Ford provides a First School, Post Office and the Waterford Hall on the Ford and Etal Estate, whilst there is the Black Bull Public House and cricket ground at Etal.
The area has a rich heritage and history which is recognised and promoted by Till Valley Archaeological Society who conduct regular meetings and events in the area. Its members also take part as volunteers in archaeological excavations and field walking in north Northumberland, most notably on or around the site of the Battle of Flodden a short distance west of the village.
Berwick-upon-Tweed (population of 14,000 approximately) 13 miles to the north east of Crookham provides a larger range of services and facilities and provides access to the East Coast Rail Network.
Description
The building is of traditional construction with good quality sandstone effectively in ‘T’ Plan configuration with steeply pitched roof to main section and hipped roof to the service accommodation to the south again clad in slate.
The building is symmetrical with timber panelled double entrance doors to the centre of the front elevation with arched sash and case window above and belltower to the apex. The side elevations each incorporate twelve pane sash and case windows.
Externally, the site is set back from the public road with symmetrical curved walls either side and wrought iron gates leading to the grounds either side. There is a tarmacadam car park to the front. The grounds have been landscaped to form the “Flodden Peace and Reconciliation Peace Garden” which was opened in May 2013 a few weeks prior to the 500th Anniversary of the Battle of Flodden (1513). It was designed by Selkirk Garden Designer Dougie James. The Peace Garden is configured with floral borders around the perimeter with gravel footpaths either side and an island boarded with stone leading to a pond spanned by a timber bridge. There is a lean-to store/boiler house to the southern end of the building with rendered finish under a mono pitch roof clad in slate.
