Tenure
The Tenancy is for 6 years and is on a rolling basis. You must buy all beers and lagers from the landlord (Gray & Sons) but you are free of tie for ciders, wines, spirits and minerals. The Commencement Rent will be £20,000 plus vat which is reviewed every three years. Not linked to annual inflation, so once the rent is set it won’t change for three years. The only exception would be if the landlord invested in any major improvements to the premises. The rent is due monthly and apart from beer invoices, there are no other charges from the landlord.
Estimated in-going costs to be around £28,000, the majority of which will be the cost of the Tenant’s Inventory expected to be around £18,000. The rest is made up of a month’s rent in advance, a Security Deposit of £4,000 and stock in trade, which will be valued on the day but which we estimate will be around £4,000. Above this, you will also need sufficient working capital to start up your business.
Fixtures & Fittings
Tenant’s Inventory expected to be around £18,000.
The Business
The Queen's Head is one of 2 pubs in the village with the other being converted to an Indian restaurant. This, therefore, leaves The Queen's Head as the core pub for the village. This opportunity would be ideal for a hands-on couple to live in and run as a good old traditional pub, as it has always produced a good, popular mix of quality wet trade with a solid home cooked food offering.
Interested parties will need to make their own enquiries with regards profit and loss as we do not have access to any previous trading information.
