The Property lies on the southern edge of the small village of Sutcombe, within the district of Torridge, being 5 miles north of the market town of
Holsworthy in northwest Devon. Sutcombe is situated in a rural area and offers a church and a village hall.
The Property includes a single storey building and associated tarmacked areas which formerly comprised part of the Sutcombe School. The school closed in July 2016 and the Property has been vacant since then.
The original school building and the adjoining former Headmaster?s House (now in separate private ownership and excluded from this sale), were both built circ. 1877. The remainder of the school site, as shown edged blue on the Site Plan within these particulars, comprises of the former school playing field, access trackway and covered shelter. The site edged blue (including the access trackway) is intended to be transferred to Sutcombe Parish Council for use as a community playing field, and this part is excluded from the sale.

Planning
The school building lies within the administrative boundaries of Torridge District Council and is not a listed building nor situated within any conservation area.
The Property is unallocated in the adopted North Devon and Torridge Local Plan and it is not subject to any site-specific policies. The site does though lie within the Local Plan development boundary for Sutcombe, whereby development in villages, as defined in the Local Plan, including Sutcombe, will be enabled in accordance with the local spatial strategy to meet local needs and growth aspirations (Policy STO7).
The adopted Local Plan also allocates a site to the north, and another site to the east on the opposite side of the village public road, for modest residential development, both of which sites have not to date been developed.
It is considered that the property offers a range of potential uses (subject to planning permission) which could be residential, commercial or community uses/development. Interested parties should though make further enquiries in relation to planning from Torridge District Council on Tel No. 0.
Services
We understand that mains water and electricity are available to the Property, with heating by way of LPG, although we have not made any enquiries of the respective utility supply companies whether existing services are sufficient to serve development/change of use of the Property. The site was connected to mains foul water drainage in 2012, via a shared drain with the private school house, which runs eastwards under the road towards the mains sewer. Surface water is via a shared drainage system with the private school house to the former septic tank and soakaway, situated in the blue edged land. The Seller holds legal rights in respect of all these drainage systems, and which rights would be transferrable to the purchaser.
