Securing your vacant commercial property

When landlords face the prospect of their commercial property being vacant, security issues are usually one of their top concerns.

Managers of vacant commercial property report that squatting, arson, vandalism and graffiti seem to be on the increase. And, while the Ministry of Justice is considering new measures to tackle the problem of squatting, prevention is always better than cure.

The potential for the vast costs, inconvenience and stress that are associated with intruders causing damage to your commercial property can be minimised by taking a few simple precautions that will cost you a comparatively small amount of money, time and effort:

1.       Insurers should be informed as soon as a commercial property becomes vacant. They may stipulate specific measures which must be complied with to maintain cover.

2.       Public liability issues must be identified. Statutory health and safety obligations are applicable for a commercial property, whether vacant or occupied.

3.       A risk assessment will identify the property’s potential exposure to arson attack, criminal damage and squatters. The simple measure of sealing up the letter box and removing any combustible material, for instance, will reduce the risk of arson. Also, mail sticking out of a letter box is a sure sign that a property is unattended, leaving it more prone to being targeted.

4.       Windows and doors should not only be locked but installed with steel fittings.

5.       The risk of flooding is minimised by turning off the water and draining down the system. Gas and power supplies should also be turned off.

6.       The installation of an electronic security system provides an effective deterrent as well as early detection, essential for minimising damage.  A permanent security officer ensures someone is always on the premises but remote 24/7 monitoring is also an effective and less costly option.

The more precautions you take, the less likely any mishap will occur. It must also be said that securing your vacant commercial property effectively gives you that most priceless of assets – peace of mind.
