The site is accessed off a single lane, from Crawley Avenue (A2011) to the north east of Crawley town and just half a mile west of the Junction 10 of the M23. The lane leads to an opening surrounded by woodland. The subject site is in the middle of the opening with woodland to the west and east, owned by Homes England, and hardstanding land to the north and south of the site, which is owned by private individuals.
There is a right of way over the private southern land to access the site. There is also a small easement strip (edged in brown) near the entrance of the site with conduits running beneath the surface.
The secure 1.34 acre (0.54 hectare) site currently comprises a decommissioned gas holder, three small outbuildings, and a small area of operational pipes.
The gas holder, which covers most of the area, and two of the outbuildings are in the process of being demolished with a planned completion of Q1 2022. The vendor will retain the use of one outbuilding and the pipes area on a long leasehold (edged in green) and the freehold will be included in the sale.
The former gas holder site is located in Crawley, which is one of the principal commercial centres of West Sussex. The town is well connected with two junctions of the M23 providing excellent access to London (25 miles) and Brighton (22 miles).
Crawley benefits from extensive rail services being served by three mainline stations: Crawley Railway Station, Three Bridges and Gatwick Airport. All three stations provide frequent and direct services to London and the south coast.
Gatwick Airport, only 4 miles north of Crawley, is one of the world's busiest airports. Occupiers in the town are a variety of aviation companies, financial services and corporate head offices, including Virgin Atlantic, Deloitte and Nestle.

The Proposals Map of the adopted Crawley Borough Local Plan illustrates the Site as being covered by Policy H2 (Key Housing Policies). Policy H2 sets out key housing sites allocated to deliver residential development for the Borough. Whilst shown as within this designation on the policy map, the site lies outside of the Forge Wood Masterplan area - an allocation for up to 1,900 dwellings being
delivered on land to the north of the site.
Accordingly, whilst indicated as such on the Proposals Map, we do not consider the land is specifically allocated for residential use. Therefore, the subject site is instead considered to be unallocated brownfield land and without a specific designation for a particular use. Any development proposed to come forward here would be subject to relevant national and local planning policy.
