Location
Tuddenham St Mary is a village and civil parish located in West Suffolk, with a population of around 423 (2011 census). It is positioned under 3 miles south of Mildenhall and around 9 miles north west of the cathedral town Bury St Edmunds. The village is located a short distance from both the A11 and A14, providing easy access to anyone visiting from further afield. There are a range of amenities within the village and nearby.
The White Hart is unopposed in the village and situated on the High Street, to the north of the village.
Property
The White Hart is a charming, flint and brick framed building under a pitched roof which is predominantly arranged over two storeys and is believed to date back to the 18th century. It benefits from a wealth of natural light throughout and is presented in excellent order throughout, having been subject to significant refurbishment in recent years.
The front entrance door enters into the main bar, which has a feature open fireplace, wooden servery and caters for around 30 covers. Access to the basement cellar is provided just beyond. To the rear, there is a second trade space configured as a second bar/dining room with corner servery and door to the garden, providing around 26 covers. A rear hallway has access to male and female WCs and a door to the trade courtyard. The trade kitchen is located just off the dining room and is fitted with commercial extraction.
On the first floor there is very pleasant and recently updated private accommodation, comprising two double bedrooms, living room, large 3-pc shower room. Air conditioning has recently been installed in the landing, which is spacious and light.
Outside, the property benefits from a detached, self-contained annexe (former garage), providing a double bedroom, living room, kitchenette and shower room, with patio doors to a private rear courtyard. There is an enclosed, lawn trade garden to the south of the building and a sheltered courtyard to the north, each providing around 30 covers. The dedicated car park provides parking for around 10 vehicles.
Measurements
The area of the site extends to 0.26 of an acre and the ground floor footprint (GEA) of the public house and annexe measure a combined 221m² (2383ft²). Measurements are taken from digital mapping and are approximate.

Fixtures & Fittings
All trade fixtures and fittings are owned and included as part of the sale, save for a number of personal items which are excluded and will be pointed out during a viewing.
The Business
The White Hart has been owned and run by our clients for the past 12 years. During their ownership, they have undertaken significant refurbishment works and built the business to establish a traditional public house with good food offering. The pub is well-supported by the residents of the village whilst attracting visitors from further afield, and enjoys an excellent online reputation and following. The profitable, 'lifestyle' business is closed during the day on weekdays, meaning there is excellent scope to improve turnover by extending trading hours. Detailed trading information can be supplied to qualified, serious buyers.
