Following Colliers International’s recent upbeat assessment of the Bristol commercial market, the local office of a national property consultancy reports that demand for out of town offices in the city is on the rise.
Paul Williams, of Bruton Knowles, believes that this renewed appetite is being driven by a combination of rising demand and a scarcity of quality accommodation in the city centre, exacerbated by permitted development rights making it easier to convert empty offices into residential accommodation.
But daily traffic gridlock and difficulties in parking are also reasons cited by clients seeking offices in fringe locations.
“Speaking from experience, commuting into Bristol from outlying areas has become more and more difficult over the past few years, and I’m sure that this is contributing to the recent increase in demand for out of town locations,” he said.
“With easier road access and plentiful parking, out of town offices are definitely in vogue again.”
Bruton Knowles is currently marketing a number of offices in fringe locations, including a unit at Vantage Park on the Old Gloucester Road (pictured).
The modern two-storey building provides close to 2,000 sq ft of office space, and can be let either as a self-contained unit or on a floor by floor basis.
“Although demand for out of town accommodation is increasing in all size and price brackets, these smaller units offer the sort of flexibility many firms are looking for,” Williams said.
