Cornerstone secures Refurbished Guildford Office Lettings

After announcing earlier this week that it has fully let a City of London office building, Cornerstone Real Estate Advisers Europe has today confirmed two separate lettings at Hays House, Guildford.

Hays House was originally constructed in the 1980s and was acquired by Cornerstone in 2012. This year the real estate investment manager undertook a range of initiatives designed to optimise the asset, including a full refurbishment, the redesign of the external space and the addition of a rear extension, increasing the internal area by almost 10 per cent.

As a result, engineering consultancy Mott Macdonald has expanded its presence within the building from 3,366 sq ft to 7,848 sq ft on a ten year lease at £27.00 per sq ft.

The other letting is to smart systems developer Flexeye, which has returned to Hays House after temporarily moving out while the refurbishment took place. The company has now signed a ten year lease for 1,780 sq ft at £28.50 per sq ft.

Ian Mayhew, Director of UK Asset Management at Cornerstone Europe commented: “We have made significant improvements to Hays House and it’s great to see this pay off in the form of strong occupier demand and, in this case, repeat interest by existing tenants.

“Guildford is a popular town in itself but lacks Grade A space, so we’re pleased Hays House is able to offer offices of this level to the local market.”

Mott Macdonald was advised by Cattaneo Commercial, while Flexye and Cornerstone were unrepresented.
